North Vancouver homes represent some of the most desirable real estate in Western Canada. Situated close to the wilderness of the North Shore mountains, yet just a short commute to the urban amenities of downtown Vancouver, North Vancouver boasts many of the best family neighbourhoods, opportunities for redevelopment, and condos to suit every lifestyle. The combined population of North Vancouver City and District is 128,727 (2006).

At an average benchmark price of $893,639, June 2008 detached home prices in North Vancouver were up 4.7% over last June, but down 3.4% from last month's record high. The number of detached homes sold is down 40.9% from June 2007, a significant dip in the 20.4% year-to-date decline from this time last year. Detached homes available for sale in June increased by 43% from June 2007.

North Vancouver townhouse prices were up 8.1% from June 2007. Sales were down 43.1% in June 2008, significantly lower than the year-to-date decline of 16.5%.

While condominium prices  in North Vancouver were up 4.4% from June 2007, the number of condo sales has fallen 44.9%. Year-to-date sales are down 20% from last year. (Statistical source: Real Estate Board of Greater Vancouver.)

The North Vancouver school district consists of 28 elementary and 7 secondary schools with over 200 provincially and locally developed educational programs and services. The mission of the school district is "to promote academic, social and personal development for all learners, to honour diversity, encourage equity and practise democrative governance." A French immersion program is offered at two secondary schools and six elementary schools. North Vancouver has two alternate schools/programs including Keith Lynn Alternate Secondary School and Windsor House Alternate Program.

For those who enjoy the outdoors, North Vancouver abounds in activities.  If you love to ski, snowboard or snowshoe, check out Grouse Mountain, Mount Seymour or Cypress Mountain - all located here on the North Shore.  North Vancouver also abounds with hundreds of kilometres of hiking trails that take you on leisurely or strenuous day hikes or overnight backpacking trips.  You can also experience kayaking through Indian Arm - a paddlers’ paradise of calm waters and stunning scenery.  

The Lynn Headwaters Regional Park offers you the breathtaking beauty of rainforest trails.  Or you can take in the Capilano Suspension Bridge, and experience the unique Treetops Adventure, walking high in the trees.  Enjoy Maplewood Farm with the kids and check out ‘Goathill’ and ‘Rabbitat’, where the goats and bunnies play.
